Accessory structure demolition in Miami-Dade

A shed or detached garage still needs a demolition permit in Miami-Dade. The county files a detached structure as Category 15, with the total square footage on the application, and the asbestos survey rule covers it like any other demolition.

Two structures can change the review. DERM plan review applies to single-family lots with two or more detached structures being demolished, so a garage and a guest house on the same lot may need more than one stamp. We check the count before we file.

Many accessory buildings in the county were added without permits over the decades. Some cities, Hialeah Gardens among them, tell owners with unpermitted additions to apply for a demolition permit and remove the work. We can quote that removal and pull the permit.

If the structure will be replaced, the replacement is built to the High-Velocity Hurricane Zone rules, with doors, windows and roofing that carry a Miami-Dade Notice of Acceptance. Planning the removal with the rebuild in mind saves rework at the slab.

Romco Builders is a licensed Florida general contractor. We quote accessory structure demolition of any size, from one shed to every outbuilding on a lot.

Sequence

  1. Walk the lot and count every structure to be removed.
  2. Arrange the licensed asbestos survey and check DERM review.
  3. Coordinate licensed disconnects for power, water and gas.
  4. File the Category 15 permit with the county, or the city equivalent.
  5. Demolish and haul, protecting the house, fences and trees.
  6. Remove the slab if scoped, then grade.

Known risks

Where this work slips, and what we do about it

Wiring and plumbing run from the house

Detached garages and guest houses are often fed from the main home. Licensed trades disconnect and cap at the source before we take the structure down.

Damage to the house or fences

Accessory buildings sit close to property lines and the main house. We plan the pull direction and protect what stays.

The slab is left behind

A slab left in place can block a future pool, garden or addition. We agree before work starts whether it comes out.

What sits outside our scope

Electrical, plumbing and gas disconnects are licensed work by others. Legalizing an unpermitted structure is a matter for the building department and a design professional. We do not assume a removed structure's slab is fit to reuse.

Questions

About accessory structure demolition

Does a shed or carport in Miami-Dade need its own demolition permit?

Demolition of a detached structure is a permitted job in the county, filed as Category 15. Cities have their own forms. Confirm with your building department.

What if my garage was built without a permit?

Some cities ask owners to apply for a demolition permit and remove unpermitted work. We can quote and permit that removal.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.
