Selective demolition in Miami-Dade

Selective demolition removes one part of a building while the rest stays standing, and often stays occupied. The hard part is not the removal. It is what the remaining structure does once a wall, slab or balcony is gone.

The concrete frame of a building half torn down at dusk, with wires and rebar hanging from the slabs.

In Miami-Dade, much of this work follows recertification. The county requires building recertification at 30 years and every 10 years after, and structural repairs flagged in those reports often mean cutting out spalled concrete, corroded balcony slabs or failed parapets before anything is rebuilt.

We work from an engineer's sequence, not from guesswork. Where shoring is needed, it goes in before the cut. Where the removal sits next to a column or a transfer beam, the engineer marks it and we follow the marks.

Partial commercial demolition in Miami-Dade needs DERM plan review before the building permit, and the asbestos survey applies to it as it does to any demolition. We put those in the schedule from the start so the permit is not the thing that holds up the repair.

Romco Builders is a licensed Florida general contractor. We quote selective demolition at any size, and we keep the part of the building that stays in mind at every step.

Sequence

  1. Review the engineer's drawings, recertification findings or repair scope.
  2. Arrange the licensed asbestos survey and DERM plan review where it applies.
  3. Record existing conditions in photos before work starts.
  4. Install shoring and protection as the engineer directs.
  5. Cut and remove in the engineer's sequence, in small sections.
  6. Clean the edges and leave the opening ready for repair or rebuild.

Known risks

Where this work slips, and what we do about it

Load moves where it was not expected

Removing one element can shift load to another. The engineer's shoring and sequence plan is installed and checked before the cut, and we do not improvise around it.

Concrete damage runs further than the report showed

Spalls and rebar corrosion often extend past what a visual survey saw. We open in stages and stop for the engineer when the damage grows, so the scope change is decided, not assumed.

Vibration cracks finishes that stay

Hammers and saws carry vibration through the frame. We choose saw-cutting and hand tools near finishes that stay, and record existing conditions before we start.

What sits outside our scope

Structural engineering, shoring design and special inspections are licensed work by others. We follow the engineer of record and do not alter the sequence without that engineer's sign-off.

Questions

About selective demolition

Can selective demolition happen in an occupied building?

Often, yes. It takes protected routes, controlled hours and a removal sequence that keeps exits and services working. We plan it with the owner or association first.

Do you need an engineer for selective demolition?

When anything structural is removed, yes. We work from the engineer of record's drawings and shoring plan.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.
