Pool removal in Miami-Dade

A swimming pool in Miami-Dade is a concrete box set into wet limestone. Empty it at the wrong time and groundwater pressure can push the shell up. Fill it badly and the yard settles for years.

The water table here is unconfined and rises quickly after rain. We look at the season, the site and the pool's depth before draining, and we plan for water coming back into the hole during removal.

There are two common approaches. A partial removal breaks out the top of the shell, punches drainage through the floor and fills the rest. A full removal takes out the whole shell so the area can carry a future structure. The right choice depends on what you plan to build there, and the building department will want it on record.

Romco self-performs dewatering, so the excavation stays manageable when a full removal goes below groundwater. Backfill is placed and compacted in lifts, and we coordinate testing when the area will carry a slab.

Romco Builders is a licensed Florida general contractor. We quote pool removal of any size, at homes, hotels and condominiums.

Sequence

  1. Walk the site, measure the pool and agree partial or full removal.
  2. Confirm the permit path with the city or Miami-Dade RER.
  3. Coordinate disconnection of pool electrical and gas by licensed trades.
  4. Drain on a plan that controls groundwater pressure.
  5. Break out the shell, decking and equipment pad as scoped.
  6. Backfill and compact in lifts, with testing where needed.
  7. Grade and leave the area ready for sod or construction.

Known risks

Where this work slips, and what we do about it

The shell floats when drained

Hydrostatic pressure from groundwater can lift an empty pool. We time draining and relieve pressure through the floor before the shell is exposed for long.

Backfill settles later

Loose fill sinks and leaves a low yard or a cracked slab. We place and compact fill in lifts and coordinate density testing when a structure will follow.

Access is tight

On a typical lot the only way to the pool is a strip of lawn beside the house. Machine size is chosen to fit that strip, and screen enclosures, fences and plantings on the way in are protected first.

What sits outside our scope

Pool electrical and gas disconnects are licensed work by others. Compaction testing and any engineering for a future structure are done by licensed firms. A partial removal is not a building pad unless an engineer says it is.

Questions

About pool removal

Should I fill in my pool or remove it completely?

If you may build over it, full removal is usually the safer choice. A partial fill-in can suit a yard that stays open. Tell us what you plan for the yard, and we quote the method that fits it.

Why can a pool pop out of the ground?

Groundwater pushes up on an empty shell. With Miami-Dade's shallow water table, draining is planned to relieve that pressure.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.
