Mobile home demolition in Miami-Dade

A mobile home looks light until the add-ons are counted. Screen rooms, carports, sheds, skirting, tie-downs and a slab all come out with it, and each one may have been added under a different permit, or none.

South Miami-Dade knows the history of these homes. During Hurricane Andrew in 1992, nearly all of the 1,176 mobile homes in Homestead were destroyed, according to the National Weather Service.

Removing a home in a park is not only a county matter. The park owner's rules can control access, work hours, the removal route and what must be left on the lot. We read those rules before we quote.

Older units can contain materials that need the county's asbestos survey before demolition. We arrange that survey with a licensed consultant and coordinate disconnects for power, water, sewer or septic, and gas with the licensed trades and utilities.

Romco Builders is a licensed Florida general contractor. We quote mobile home demolition for a single unit or several, on private land or in a park.

Sequence

  1. Walk the unit and every addition, and read park rules where they apply.
  2. Arrange the licensed asbestos survey.
  3. Coordinate disconnects for power, water, sewer or septic, and gas.
  4. File for the permit with the city or Miami-Dade RER.
  5. Remove additions, skirting and contents, then the unit.
  6. Pull tie-downs and piers, and break out the slab if scoped.
  7. Clean and grade the lot.

Known risks

Where this work slips, and what we do about it

Additions are bigger than the home

Attached rooms and carports can be heavier than the unit. We count every attached structure at the walk-through so the quote covers all of it.

Park rules limit the work

Parks can restrict equipment, hours and haul routes. We get the rules in writing and plan around them before scheduling.

Tie-downs and piers left behind

Anchors and piers left in the ground cause trouble for the next home. We remove them as scoped and leave the pad or lot in the agreed condition.

What sits outside our scope

Utility disconnects, septic abandonment, asbestos surveys and abatement are licensed work by others. Title, registration and any park lease matters belong to the owner and the park. We do not take on disputes between an owner and a park.

Questions

About mobile home demolition

Can a mobile home be removed from a park in Miami-Dade?

Yes, but the park's rules usually govern access, hours and what stays on the lot. We read them before quoting.

Does a mobile home need an asbestos survey before demolition?

Miami-Dade's permits page requires an asbestos survey for all demolition projects. Confirm the current rule with your building department.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.
