Asbestos coordination for Miami-Dade demolition

Miami-Dade requires an asbestos survey for all demolition projects and for renovation over 160 square feet. Romco is not an abatement contractor. We arrange a licensed survey, coordinate a licensed abatement firm, and keep the demolition behind both.

The order matters. An independent licensed asbestos consultant surveys the building and reports what is there. If asbestos is found, a licensed abatement firm removes it under its own notice and procedures. Only then does demolition start.

The paperwork matters too. The Notice of Demolition or Asbestos Renovation goes to Miami-Dade's air quality office, part of DERM, at least 10 working days before demolition. A building permit is not that notice. The county also asks for an Asbestos Survey Affidavit with the demolition permit.

About half of Miami-Dade's homes were built before 1980, and older commercial buildings share the same history of floor tile, mastics, pipe insulation and textured ceilings. We plan for the survey on every job rather than guessing.

Romco Builders is a licensed Florida general contractor. We quote the demolition and coordinate the licensed asbestos work around it, at any size.

Sequence

  1. Gather building age, drawings and any past surveys.
  2. Arrange an independent licensed asbestos consultant to survey.
  3. Review the report with the owner.
  4. Coordinate a licensed abatement firm if asbestos is found.
  5. File the Notice of Demolition with DERM air quality, 10 working days ahead.
  6. Confirm abatement clearance, then start demolition.

Known risks

Where this work slips, and what we do about it

Asbestos found after demolition starts

Disturbing material that was not surveyed stops the job. The licensed survey happens first, and demolition waits for abatement clearance.

The notice clock is missed

The 10-working-day notice cannot be shortened by starting early. We track the filing date as a fixed milestone.

Survey and abatement by the same party

Independence keeps the findings honest. We arrange a consultant who is separate from the abatement firm.

What sits outside our scope

Romco is not an asbestos consultant or abatement contractor. Surveys, sampling, abatement, air monitoring and clearance are licensed work by others that we arrange and schedule. We do not interpret lab results.

Questions

About asbestos coordination

Does every demolition in Miami-Dade need an asbestos survey?

The county permits page says an asbestos survey must be completed for all demolition projects. Confirm the current rule with your building department.

Does Romco remove asbestos?

No. A licensed abatement firm removes it. We arrange the licensed survey, coordinate the abatement and run the demolition after clearance.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.

Asbestos coordination throughout Miami-Dade, including Miami, Miami Beach, Hialeah, Coral Gables, Doral, Homestead, Miami Gardens, North Miami, North Miami Beach, Aventura, and every other Miami-Dade city.
