Interior demolition in Miami-Dade
Interior demolition in Miami-Dade usually happens inside a building that stays occupied. The neighbors, the association and the elevator schedule set the pace, and the county sets the paperwork before anything comes off a wall.

In a condo, size matters early. Miami-Dade requires DERM plan review before the building permit for condo-unit demolition over 160 square feet, and the county permits page calls for an asbestos survey on renovation work over 160 square feet. A full kitchen and bath tear-out in a unit usually crosses both lines, so we arrange the licensed survey before we quote the removal.
In an office or retail suite, the questions are different: which walls are rated, which ceilings hide live services for the tenant next door, and what the landlord's work letter says has to stay. We read the lease exhibit and the drawings together, mark what remains, and confirm disconnects with the licensed trades before demolition starts.
Older towers carry older finishes, adhesives and ceiling textures, and some units have been remodeled several times over. That layering is the reason the survey comes first, not an afterthought.
Romco Builders is a licensed Florida general contractor. We quote interior demolition at any size, from one condo bathroom to a full floor, and we tell you up front what the building, the association and the county will ask for.
Sequence
- Walk the space and read the drawings, lease exhibit or association rules.
- Arrange the licensed asbestos survey and confirm whether DERM plan review applies.
- File the permit with the city or with Miami-Dade RER, by folio.
- Coordinate licensed disconnects and caps for electrical, plumbing and HVAC.
- Protect corridors, elevators and finishes that stay.
- Remove finishes and non-structural walls in the agreed order, hauling as we go.
- Leave a clean shell ready for the next trade and the inspector.
Known risks
Where this work slips, and what we do about it
Association rules stop the work
Condo associations set work hours, elevator bookings and debris routes. We get the association's rules and contractor requirements in writing before scheduling, and we plan haul-out around them.
A live line inside a wall that is coming out
Plumbing and electrical in older towers do not always match the drawings. Licensed trades cap and make safe before we open walls, and we open suspect walls by hand first.
Dust and noise reach the neighbors
Shared corridors and return-air paths carry dust into other units. We seal the space, protect the path to the service elevator, and run cleanup daily under rigorous safety protocols.
The survey finds asbestos mid-project
Finding it after demolition starts means stopping. We arrange the licensed survey first, so any abatement is scoped and scheduled by a licensed firm before we start.
What sits outside our scope
Electrical, plumbing and mechanical disconnects are done by licensed trades under their own permits. Asbestos surveys and abatement are licensed work by others that we coordinate. We do not remove load-bearing elements without an engineer's direction.
Questions
About interior demolition
Does a condo bathroom remodel in Miami-Dade need DERM review?
It depends on area. DERM plan review applies to condo-unit demolition over 160 square feet. A single bathroom is often under that, but a kitchen plus baths can cross it. Confirm with your building department.
Can you work while the rest of the building stays occupied?
Yes, that is the normal case. We plan the work around the association's hours, elevator access and debris route, and we protect shared areas.
How much will my demolition cost?
We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.
Is there a minimum or maximum job size?
No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.
Is Romco a licensed contractor?
Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.
