Structural demolition in Miami-Dade

Structural demolition is the work nobody plans for. A frame has failed, a building official has called it unsafe, or a recertification report says repair costs more than the building is worth. The structure cannot be trusted, and the plan has to account for that.

The concrete frame of a building half torn down at dusk, with wires and rebar hanging from the slabs.

In Miami-Dade, an unsafe structure usually starts with a Notice of Violation from the Building Official. The Unsafe Structures Board reviews those decisions and may order the work. If an order is ignored, the county may remove the violation itself and lien the property to recover its cost, and those orders bind later buyers.

An owner facing an order needs a contractor who can quote the work, pull the permit and set a sequence an engineer has approved. We start with the engineer's assessment of what is still carrying load and what is not.

Foundations and pile caps on these sites often sit in wet limestone. Romco self-performs deep foundations, dewatering and Support of Excavation, so removal below grade does not wait on another contractor.

Romco Builders is a licensed Florida general contractor. We quote structural demolition at any size and treat the engineer's plan as the rule, not a suggestion.

Sequence

  1. Read the violation notice or Board order and the engineer's assessment.
  2. Set exclusion zones and protect neighboring property.
  3. Arrange the licensed asbestos survey, or the procedure an unsafe building allows.
  4. File the permit and the county notice.
  5. Demolish in the engineer's sequence, from the most stable point.
  6. Remove foundations as scoped, dewatering where needed.
  7. Clear and grade the site and close the permit.

Known risks

Where this work slips, and what we do about it

Partial collapse during demolition

A damaged frame can fail out of sequence. The engineer defines exclusion zones and the removal order, and we keep people out of the fall zone under rigorous safety protocols.

The order deadline passes

Missing a Board deadline can hand the job to the county. We give the owner a dated plan of permit, notice and work milestones to present, without promising dates outside our control.

Neighbors are exposed

Unsafe buildings often lean on, or sit beside, occupied property. We protect adjoining structures and the public way before the first element comes down.

What sits outside our scope

Structural assessment and engineering are licensed work by others. We do not give legal advice on Unsafe Structures Board orders or liens; talk to your attorney and the county's Unsafe Structures Unit.

Questions

About structural demolition

What happens if I ignore an Unsafe Structures Board order?

The county may do the work itself and place a lien on the property to recover its cost. Orders are recorded and bind later buyers. Ask an attorney about your case.

Does the Board handle single-family homes?

In unincorporated Miami-Dade, single-family and duplex cases go to the separate Unsafe Structures Appeal Panel. Inside a city, ask that city's building department how unsafe-structure cases are heard.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.
