Concrete removal in Miami-Dade

Concrete removal looks simple from the top. In Miami-Dade the questions start underneath: how thick the slab really is, what it is tied into, and how close the water table sits to the bottom of it.

Broken chunks of concrete mixed with shards of green glass block.

The county sits on the Biscayne aquifer, porous limestone that lies at shallow depth everywhere and responds quickly to rain. Footings and grade beams often bear on that rock. Removing them can leave a hole that fills with water before the next pour.

Our own crews handle dewatering and Support of Excavation. Where removal goes below the water table, we keep the hole dry and stable with our own crews instead of waiting on a specialist.

There is a cost side worth knowing. Miami-Dade notes that an owner who legally removes all hard surfaces under a closed county demolition permit may qualify for a lower Stormwater Utility bill. Ask the county whether your property qualifies before the work starts.

Romco Builders is a licensed Florida general contractor. We quote concrete removal at any size, from a driveway to a full building slab.

Sequence

  1. Walk the site and test the slab where needed.
  2. Call in utility locates and confirm disconnects.
  3. Pull the permit with the city or Miami-Dade RER.
  4. Saw-cut edges that must stay clean.
  5. Break, load and haul the concrete.
  6. Remove footings and dewater where the scope goes below groundwater.
  7. Backfill, compact and grade.

Known risks

Where this work slips, and what we do about it

Hidden thickness and steel

Old slabs get topped, thickened and patched over the years. We core or test-break before quoting large areas, so the quote reflects the real slab.

Water fills the excavation

Shallow groundwater can flood a footing trench quickly. We dewater as needed with our own equipment and crews.

Buried lines under the slab

Conduit and plumbing run under many slabs. Utility locates come first, and licensed trades cap anything live before breaking starts.

What sits outside our scope

Utility locates and disconnects are done by utility owners and licensed trades. Engineering for backfill or new foundations is licensed work by others. We do not assume a stormwater bill reduction; the county decides that.

Questions

About concrete removal

Can removing my driveway lower my stormwater bill?

Miami-Dade says owners who legally remove all hard surfaces under a closed county demolition permit may qualify for a lower bill. The county decides, so ask before work starts.

Why does groundwater matter for concrete removal?

Miami-Dade's water table sits close to the surface in porous limestone. Footing removal can reach it, and the hole needs to stay dry for backfill.

How much will my demolition cost?

We quote each job after seeing it, in person or through photos and plans when they show enough. The figure moves with the construction type, the floor area and height, the asbestos survey result, the utilities to be cut off, how machines reach the work, what stands next door, what must be kept, and how far the loads travel. A 1950s concrete block house and a 1990s frame addition can sit on the same street and quote very differently, which is why we publish no rates.

Is there a minimum or maximum job size?

No. A single partition wall, a shed, a pool deck or a full apartment building can all be quoted, and so can partial work where most of the structure remains. Describe what is there and what needs to survive, and the quote follows that scope.

Is Romco a licensed contractor?

Yes. Romco Builders is a licensed Florida general contractor based in Fort Lauderdale. Trades that need their own license, such as asbestos abatement, electrical and plumbing disconnects, mold remediation or tree removal, are done by firms holding that license, and we run them on one schedule.

From first call to final

The order a Miami-Dade job follows

  1. Call or send the request

Give us the address, photos or plans if you have them, and a plain account of what goes and what remains.

  2. Site visit

We check how the building is framed, where the services enter, how trucks and machines get in, and what stands on either side.

  3. Scope and quote in writing

You get a written scope listing removals, protections and haul-off, with any item that hangs on the asbestos survey called out.

  4. Survey, notice and permit

A licensed asbestos survey, the DERM notice where it applies, the utility disconnects, then the permit from the city or the county.

  5. Take-down and hauling

Work runs in the agreed sequence. Loads go to permitted facilities, and we keep the tickets.

  6. Final and closeout

The inspector signs off the permit. You are left with a clean lot, or the shell you asked us to keep.

Concrete removal throughout Miami-Dade, including Miami, Miami Beach, Hialeah, Coral Gables, Doral, Homestead, Miami Gardens, North Miami, North Miami Beach, Aventura, and every other Miami-Dade city.
